Most projects fail.


Recent industry studies have found that over 60% of all projects fail. These statistics are taken from projects, where clients typically engage Project Managers, Quantity Surveyors, Contract Administrators, Site Managers, and other project professionals to help them deliver their projects.

There aren’t any stats available for property projects, but you can guess in an industry where most people have no project experience, the failure rate is going to be the same or worse than wider industry.

And that’s a massive shame.

Investors usually chose property as a means to provide some passive income, usually starting by utilising the strategy of Buy, Refurbish, Rent and Refinance or BRRR.

But they often get caught out in the refurbishment stage of the process and find their investment didn’t have the ROI they thought it might.

The most common problems we see on property refurbishment projects are:

  1. Underestimating the time and cost meaning the project goes over budget and eats into the Return on Investment
  2. Cowboy builders who take money off investors for work that hasn’t been done and then disappear, leaving them to find another builder to pick up the pieces and pay for the same work twice
  3. Investors not fully defining what they actually want and then being disappointed that the end product doesn’t match their vision for the project meaning that the end rental values aren’t what they should be
  4. Losing control of the construction phase which means that you end up bombarded with extra costs, builders that go missing through the project and a poor-quality finish

Then as you step up to bigger refurbs and HMO conversions, these issues will only get magnified. This is why it’s so important to get the fundamentals right.
